How Kane Willmott transformed a heritage building at 545 King West into a high-density, flexible workplace at the edge of Toronto’s financial core.

Long before King Street West became a destination for corporate headquarters and culinary concepts, Kane Willmott knew the corridor intimately. Moving to the neighborhood in 1998, he lived two blocks from 545 King West, watching a quiet stretch of brick-and-beam buildings slowly adapt to the modern city around them.
In 2017, Willmott and his team at iQ Office Suites acquired BrightLane, the co-working operation then occupying 545 King West. Following an extensive interior renovation, they re-launched the footprint as iQ Office Suites in 2018, bringing a refined, high-touch operational model to the character property.

The structure at 545 King West combines preserved heritage masonry with flexible, high-density workspace design. By replacing open-plan layouts with tailored private suites, dedicated meeting rooms, and robust digital infrastructure, iQ built a space capable of supporting diverse enterprise operations.

The site sits directly at the intersection of independent local commercial activity and corporate scale. Tech firms, creative agencies, and financial institutions occupy the upper floors, while ground-floor retail anchors integrate the building into the daily life of the street.
