What started as a family business in 1950 has evolved into a real estate developer deeply committed to building and investing in the neighbourhoods of Toronto. Founded by Marian "Murphy" Hull, a Polish immigrant who arrived in Canada at nine years old in 1934, Hullmark began as an effort to build suburban homes in North York. Murphy worked as a plasterer after serving in the Navy during the Second World War. He eventually transitioned into full-scale land development. He recognized the post-war demand for suburban housing and provided homes that matched the needs of the era.

As the city changed, the company adapted. In the 1970s, Hullmark introduced condominium development to the Toronto suburbs to bring a new housing typology to areas previously dominated by single-family dwellings. This trajectory reached its peak at Yonge Street and Sheppard Avenue with the Hullmark Centre. This large-scale mixed-use development integrates office, retail, and residential spaces with direct access to the Yonge Subway station.

Today, under the leadership of Jeff Hull, the company focuses on urban revitalization and asset management. The strategy embraces increased density and the adaptive reuse of heritage structures. Notable projects include the mass timber office building at 80 Atlantic Avenue and the commercial properties along Ossington Avenue. The approach prioritizes the integration of modern architecture with historical brickwork and established streetscapes.

From early suburban land acquisitions to contemporary commercial real estate, the focus remains on designing properties that serve the people who occupy them. The work relies entirely on the teams, partners, tenants, and communities who shape the built environment across Toronto.
